1.	$199 due at time of listing
2.	Listed until SOLD or your choice of Listing Period (minimum 90 days)
3.	Property Types that can be listed: Single-Family Home, Condominium/Townhouse, Residential Developed Lot, Land/Farm, and Multi-Dwelling Units
4.	Service Area: All counties and cities in the State of Georgia
5.	Showing requests, questions, and offers come directly to you. Any calls received by Sellect Realty will be referred to you.
6.	You represent yourself and negotiate the contract yourself with a buyer or an agent.
7.	Buyers' Agents show your property to their buyer clients. Selling commission to be paid to Buyer's Agent at closing, if an agent brought you a buyer and sold your property. (The amount or rate of selling commission is not fixed by law. The Seller determines the selling commission to offer a buyer's agent. Most sellers are offering 3% of the sales price.)
8.	You can sell "by owner" to a buyer not represented by an agent and pay absolutely NO COMMISSION.
9.	At closing, you pay an FMLS fee of .12% of the contract sales price (sales price x .0012) to First Multiple Listing Service, whether your property sold through the efforts of a buyer's agent, yourself or through any other source. This is a mandatory fee charged by First Multiple Listing Service in which the seller is responsible for paying.

19.	Listed within 24 - 48 hours upon receipt of your completed listing agreement forms and payment.

22.	Past sales and currently listed property prices in your neighborhood, if available - Upon request.
23.	Listing changes (i.e. price, selling commission, descriptive remarks, photos) at anytime.
24	Listing extended automatically past the initial term for subsequent consecutive three-month periods until the property is sold, unless otherwise you notify Sellect Realty to expire the listing at the end of current listing period or cancel the listing before the end of current listing period.
